The main documents are the title deed and the land registry extract , which prove that you are the owner and show whether there are any outstanding charges or liens. You also need the energy performance certificate, which is mandatory for selling, as well as up-to-date IBI (property tax) receipts and community fee payments. The certificate of habitability or first occupancy license proves that the property complies with current regulations.

If your home is part of an apartment building that is more than 45 years old, you will also need to provide the Building Technical Inspection (ITE), which confirms that the building is in safe condition.
